Summer Housing Market Update – Whatcom & Skagit Counties (July 2025)
The housing market in Whatcom and Skagit County is going through a noticeable shift this summer, and we wanted to keep you in the loop.
🏡 Homes Are Taking Longer to Sell
Compared to last year, homes are sitting on the market longer—around 30+ days on average. That's a big change from the fast-paced market we’ve gotten used to.
📦 More Homes Are for Sale
Inventory has grown in both counties, giving buyers more choices and less pressure to make fast, high offers.
📉 Prices Are Leveling Out
We’re seeing fewer bidding wars and more price reductions, especially in the mid-to-upper price ranges. In many cases, buyers now have room to negotiate, particularly on new construction and homes that need a little TLC.
🔍 What Does This Mean?
🟢 For Buyers: You’re gaining the upper hand. You might find better prices, seller concessions, or longer inspection windows than you could last year.
🟡 For Sellers: Homes are still selling—but it’s important to price competitively and make a strong first impression. Overpricing or skipping prep work can lead to longer market times.
📬 Whether you’re planning a move this year or just keeping an eye on the market, we’re here to help with insights, data, and strategy tailored to your situation.
